Exclusive Living in the

Capital Region

Welcome to

Kenwood Commons

Welcome to Kenwood Commons, a serene island of tranquility and luxury in the heart of New York’s vibrant Capital District. Located on a magnificent 75 acre park-like setting that has been virtually un-touched for more than 150 years. The estate is being transformed into a very special community centered around art, culture and wellness offering the highest level of luxury housing, recreation and hospitality.

The Abbey at Kenwood Commons will transform the regal estate originally constructed in 1852 and later enlarged into one of the country’s most beautiful convents—into luxury residential condominiums, amenity and support space, indoor and outdoor recreation spaces, hiking and bike paths, playgrounds and dog parks, a world class spa, and a country club.

And while it is our goal to pamper our residents and members, and care for their every need—we also feel compelled to share this most special place not only with those lucky enough to live here—but with the entire community as well by bringing the Kenwood Arts & Cultural Center to Kenwood Commons.

Home of

The Arts & Cultural Center

The Arts & Cultural Center is being built to house the Kenwood Artists & Scholars in Residence Program where we invite world-class artists, sculptors, writers, chefs and scholars to Kenwood Commons for an 8 week complimentary stay where they are provided with studio space to create their art if they are fine artists or sculptors, a performance kitchen for the culinary arts, and quiet work space for our writers, poets and scholars.

And in return for 8 weeks at Kenwood Commons these artists leave behind a work of art which we display in our galleries or sculpture gardens, which are open to the public. And if they are scholars, writers or poets, they will present one lecture every week which is open to the public. The world-class culinary artists will present a signature dish in our performance kitchen, which is also open to the public. In addition The Arts & Cultural Center will offer classes in art, culture and wellness to all in the community.

As the project develops, after The Abbey is completed, we envision growing Kenwood Commons into a community by adding several hotels and restaurants offering wellness programs as well as luxury accommodations, and building additional housing at Kenwood Commons—from luxury for-sale housing, as well as rental apartments and workforce housing.

The Abbey

The Abbey at Kenwood Commons will seamlessly incorporate modern design and state of the art technology into the magnificent palatial estate, while maintaining the historic character that pays homage to the building’s legacy.

The Abbey at Kenwood Commons offers it’s residents resplendent luxury. Each of our very special condominium residences, has been painstakingly designed to highlight their historic and architectural beauty and to seamlessly incorporate all of today’s new “Smart-Home” technology. Imagine expecting a delivery and being able to open your door remotely from your phone while sitting in a café in Paris.  From hand cut wooden doors to custom made light fixtures, to the finest marble, woodwork, and wallcoverings…nothing is as beautiful, or more thoughtfully designed to meet the needs of the most discerning buyer.

Technology

The Abbey’s exterior showcases the majestic and magnificent architecture of the late 19th century and early 20th centuries, while the interior will bring you as close to the 22nd century as possible. Every condominium residence will be a “smart home,” giving its owner optimal control over lighting, shades, heating, cooling, audio, video and so much more. Kenwood Spa

Caring for the mind, body and spirit will be the cornerstone of The Spa At Kenwood’s philosophy. Our spa will go beyond simply treating the body, by offering a holistic approach combining knowledge, with skill and intuition in a luxurious, healing environment. We intend to take a bespoke approach to wellness and encourage guests to book time rather than specific treatments. We will also offer the services of a Spa concierge who can help guide our residents and members’ Kenwood Spa journey.

Our signature treatments are being developed to address guests’ increasing desire for simple, effective and authentic spa experiences, which can be extended to one’s home. Each of our aromatherapy-based products are being developed according to the oriental principles of five elements: wood, fire, earth, metal and water. Bringing together the purest plant and flower oils from east and west, the blends will reflect the unique balancing properties of each of the elements.

The Spa at Kenwood will be designed to evoke luxury, serenity, and elegant beauty. Each part of the Spa and its amenities will evoke the highest standards of design and Spa excellence.

About Us

Kenwood Commons, LLC is a wholly owned subsidiary of Frydco Capital Group, LLC, a private real estate holding company that, through its principals and subsidiaries has been developing real estate for more than 40 years. Our chairman has been the chairman and CEO of a public US real estate investment trust. He has also served as Chairman of the board of a nation-wide investment advisory firm. We have developed and owned over 5,000,000 square feet of real estate throughout the United States, and have participated in property transactions valued at over $2 billion.

Notable transactions include Two Dag Hammarskjöld Plaza, an office condominium tower in midtown Manhattan used by foreign governments for their missions to the United Nations, and redeveloping the Aetna Building in lower Manhattan’s financial district. We acquired the unfinished Global Crossing New York headquarters from Goldman Sachs in 2000 and repositioned it as an office tower. We purchased the NBC New York television studios from NBC’s parent, General Electric and then entered into an agreement with Procter & Gamble to produce the long-running TV show “As the World Turns” from 1999 to 2010. We acquired 500 Tenth Avenue in Manhattan which we redeveloped into the DHL Center in Manhattan.

Our company is devoted to identifying magnificent older buildings that have fallen into disrepair and which can be adaptively re-used, and where a community can be built around the preserved architectural gem.
